Our Inspections
Your First Line of Defense in a Major Investment
A property inspection is more than a formality — it’s a vital step in protecting your financial future. Whether you’re buying, selling, or maintaining a home or commercial property, our comprehensive inspections give you a clear, unbiased view of the property’s condition. We evaluate all major systems and components, including the roof, foundation, plumbing, HVAC, electrical, and structural elements.
With our background in construction and manufactured home systems, we go beyond surface-level checks. We look for signs of deferred maintenance, safety concerns, hidden damage, and poor workmanship — giving you the knowledge you need to make confident decisions, plan repairs, or negotiate effectively. Every property we inspect, whether residential or commercial, is treated with the same care and attention to detail we’d give our own.
Aerial Drone
See More, Reach Higher
Some things just can’t be seen from a ladder. We use FAA Part 107 certified drones to safely inspect roofs, chimneys, gutters, and large or multi-story structures. This high-resolution aerial view helps identify damage, wear, or structural concerns that would otherwise be missed — all without risking personal safety or property damage. It’s a smarter, safer way to inspect hard-to-reach areas.
Thermal Imaging
What the Eye Can’t See, the Camera Can
We use certified infrared technology to detect subtle changes in temperature that may signal bigger problems: hidden leaks, insulation gaps, overloaded electrical circuits, or moisture intrusion. These issues are often invisible during a traditional inspection — but with thermal imaging, we can catch them early, saving you from costly repairs down the road.
Crawlspace
No Space Left Unchecked
Crawlspaces and tight attic areas are often skipped or partially inspected due to limited access — but not with us. Our remote-controlled inspection robot allows us to navigate even the most confined, hazardous, or hard-to-reach spaces. With onboard lighting and a camera feed, we can thoroughly inspect structural elements, plumbing, HVAC lines, and potential moisture issues without compromising safety or quality.
Our Reporting Advantage
Clear, Fast, and Easy to Understand
Our inspections come with a clean, modern digital report that’s easy to read and ready when you need it. Delivered through Inspector Toolbelt, the report includes detailed findings, images, and clear explanations — giving you everything you need to make informed decisions and move forward confidently.
Additional Services
Custom Services to Fit Your Property and Your Needs
In addition to full home inspections, we offer a wide range of specialized services tailored to different situations — from insurance documentation to manufactured home requirements.
Well Inspection
Evaluates the condition, safety, and functionality of private water well systems, including the pump, pressure tank, and water flow. Identifies potential contamination risks and ensures the system meets local codes.
Pool/Spa Inspection
Examines visible pool/spa systems, including plumbing, pumps, electrical, surfaces, and safety features like fencing and covers. This inspection helps you understand maintenance needs and potential repair costs.
Manufactured Home Inspections
A full inspection tailored to the unique structure and systems of manufactured homes. We assess the roof, foundation, plumbing, HVAC, and tie-down components to ensure safety, stability, and compliance.
Commercial Inspection
Assesses non-residential properties like offices, retail spaces, and warehouses. Examines structural integrity, electrical, plumbing, HVAC, and fire safety systems to identify issues before purchase or lease.
Lawn Irrigation Inspection
Tests your sprinkler or irrigation system for proper function, coverage, leaks, and controller performance. Useful for maintaining water efficiency and landscaping investment.
Water Testing
Analyzes drinking water for bacteria, lead, nitrates, and other contaminants. Essential for homes with wells or older plumbing to confirm water is safe for consumption.
Air Quality Testing
Tests indoor air for harmful pollutants such as mold, radon, VOCs, and carbon monoxide. Helps identify health hazards and ensures a safe indoor environment.
Detached Structure Inspections
Provides a detailed evaluation of outbuildings such as garages, workshops, or sheds. We inspect the structure, roofing, foundation, and safety systems just like we would a primary residence.
Foundation Certifications
This inspection, completed in partnership with a trusted third-party engineer, certifies that a manufactured home’s foundation complies with HUD and lender guidelines — often required for VA, FHA, or USDA loans.
